I am interested in getting information on whether I will be able to work from home vs. leasing a location in the first year. Is there any guidance of where I could go to find this information about zoning in my town. - S.Q.

You are right to be concerned about zoning issues when working from home, especially if you expect to have clients visit you at your home. Generally, most towns have an office within City Hall that is responsible for zoning. Check your city’s website for references to zoning or building permits.

In addition to city requirements, if you live in a subdivision or other residential development that is governed by a Home Owner’s Association (HOA), they may have regulations in addition to any city requirements. Be sure that you comply with their regulations as well.

In both cases, if your business meets most of the requirements but not all to be be run from home, there is usually a variance process available which allows you to get special permission to operate your specific business from your home. This process can take a month or two, so start immediately if you will need one.

Our article, Zoning Laws for Home-Based Business, provides more details on what your city’s and HOA’s regulations are based on.
